Role Overview

Reporting to the Property Manager, the Building Operator, Level 2 provides operational and technical support as a member of the Industrial building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

The primary responsibilities of the Building Operator, Level 2 include:

  • Provide oversight to the Industrial portfolio while meeting the day to day requirements of the assigned parties.

  • Provide exceptional customer service to tenants, frequent communication and assistance as required.

  • Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio;

  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;

  • Ensure sound curtain wall, structural, roof and asphalt maintenance.

  • Conduct detailed preliminary and final move out inspections with the Property team to ensure all deficiencies are noted and rectified by the tenant.

  • Assist PM to oversee capital, landlord and tenant improvement construction projects at the building level.

  • coordinate all walkthroughs, obtain & review estimates from contractors, make recommendations on award.

  • Assist in the preparation of annual operations and capital project budgeting.

  • Assist in annual building and equipment condition reviews.

  • Liaise with regulatory or civic authorities having jurisdiction.

  • Assisting with environmental assessments and reporting;

  • Participating in corporate occupational health and safety program;

  • Assisting with, manage & respond to waste, recycling and hazardous materials issues;

  • Remaining current and up to date with new industry practices, legislative changes and new technologies;

  • Assisting with insurance and risk management inspections, remedial actions and reporting;

  • Participate in on-call rotation (2 weeks on, 4 weeks off) and provide vacation/leave coverage for other portfolios.

  • general maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing;

  • Explain and troubleshoot variances and abnormalities.

Qualifications

Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency:

  • 5th Class Power Engineer (or equivalent) or working towards, or FMA/RPA + BOMI SMA/SMT

  • Technical Certificate (C. Tech or A.ScT) or Journeyman Tradesperson (Electrician, Plumber, Refrigeration) is an asset but not a requirement.

  • A minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations;

  • A valid drivers license and personal vehicle for use;

  • intermediate level skills in Microsoft Office.

Time Management / Working Environment - Ability to allocate one's time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

Organizational & Leadership Skills - Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.

Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.

he expected annualized base salary range for this role is $65,000 to $70,000.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual's skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
