What’s in it for you?

QuadReal’s Facility Operations Rotational Program is designed to equip future Facility Operators with meaningful, hands-on experience. Participants will enhance their knowledge by applying transferable skills, prior experiences, and training to grow and advance within the Building Operator role.

This role will be based in the Greater Vancouver Area and some local travel may be required.

What the program includes:

• Tailored Rotations (3 x 4-month rotations): Immerse yourself in the different asset classes within commercial real estate with rotations in Industrial, Office, Retail, and Residential. Each rotation provides hands-on experience and highlights the unique responsibilities of each building/property

• Mentorship: Work closely with dedicated industry mentors who will offer 1:1 coaching throughout each of the rotations. These seasoned professionals are committed to providing valuable career and industry insights, fostering a supportive learning environment, and ensuring your success

• Education Upgrading: Benefit from the guidance of colleagues who have completed additional training and certifications, and can provide support throughout your upgrading experience

• Meaningful Work: Engage in a variety of tasks that will contribute to the development of key competencies, such as problem-solving, teamwork, communication, and self-management

What You Will Experience:

• Industrial: Gain hands-on experience and knowledge by working with experienced building operators to oversee and maintain property operations. Responsibilities include ensuring tenant compliance, providing excellence customer service, tracking maintenance activities, supervising service contracts, and managing building systems (HVAC, mechanical, electrical, plumbing etc.) in compliance with regulations. Additional duties involve fire safety, inventory management, energy optimization, supporting budget preparation, and assisting with materials delivery. Participate in regular maintenance, repairs, and technology training while adhering to QuadReal’s standards.

• Office: Ensure smooth building operations by monitoring tenant compliance, providing excellent customer service, and overseeing contractors. Manage and maintain building systems, including HVAC, electrical, plumbing, fire safety, and IoT technologies, ensuring compliance with regulations. Conduct inspections, preventative maintenance, and minor repairs, while monitoring security, connectivity infrastructure, and control systems. Support season requirements, inventory management, and material deliveries. Assist with budget preparation, resolve tenant concerns, and document all activities in the property management platform. Work closely with the operations team to uphold QuadReal’s standards and procedures.

• Retail: Ensure tenant compliance with lease regulations, deliver exceptional customer service, and oversee contractor performance. Maintain and inspect building systems, including HVAC, electrical, plumbing, and fire safety, ensuring safe and efficient operation in compliance with regulations. Conduct routine inspections, support seasonal requirements, management inventory, and assist with materials deliveries. Participate in training programs to enhance operational knowledge and complete tasks in accordance with QuadReal’s Standard Operating Procedures.

• Residential/Maintenance: Perform general, preventive, and emergency maintenance across various building systems and areas, ensuring safety and resident satisfaction through timely repairs and high cleanliness standards. Responsibilities include documenting work using Yardi Voyager Mobile Maintenance, maintaining tools and equipment, and supervising trades. Administrative tasks involve maintaining accurate maintenance records, monitoring inventory, and adhering to fire and safety regulations. Health and safety compliance is a priority, with oversight of vendor practices and emergency procedures for mechanical and life safety systems. Emphasize exceptional customer service, fostering positive resident interactions

What You’ll Bring:

• Minium Education: Highschool diploma (Grade 12) or equivalent
• Preferred Education: Enrollment in an academic program related to Building Environmental Systems or Power Engineering, with progress toward a 5th Class Power Engineering certification (or equivalent) or Journeyman Certification
• Experience: General building maintenance experience and familiarity with HVAC system maintenance are considered an asset
• Interests: A genuine interest in facility management, building operations and maintenance
• Communication Skills: Ability to communicate effectively and professionally, both verbally and in writing, across all levels of the organization
• Technical Skills: Basic proficiency in Microsoft Office
• Customer Service: Strong customer service skills and experience. Previous experience in building operations is an asset but not required

Requirements:

·Graduation from a post-secondary program (e.g. trades, Building Environmental Systems, or Power Engineering) by June 2025

·A combination of relevant education and experience

The expected annualized base salary range for this role is $50,000 to 60,000.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
