Position Summary:

Reporting to the VP of Construction, you will have a role in the oversight of the Company's MURB construction projects across Ontario. The Project Manager (Pre-construction and Design) will be responsible for the delivery of high-rise construction projects from project inception, through development applications, permitting and construction. Responsibilities will include development project schedules, leading design decisions, reviewing constructability, managing consultant design deliverables and the design development, obtaining building permits, value engineering and analysis, risk management, and assisting in the preparation of budgets. The PM will work with in-house and external construction personnel to ensure project design and construction is executed in a safe, timely and efficient manner while maintaining integrity of design, and will work closely with the organization to ensure feasibility and costing of projects.

Responsibilities:

Development

  • Management of projects from greenfield or brownfield lands through Official Plan Amendment, Zoning By-law Amendments, and Site Plan Control Applications
  • Retain, manage and coordinate architects, engineers, planners, and other consultants to complete the necessary reports and drawing packages necessary for development applications
  • Thoroughly review drawings packages and reports, ensuring constructability, coordination, compliance with regulatory requirements, and alignment with Homestead's standards
  • Foster relationships with key City / AHJ members, planning staff, engineering departments etc.
  • Assist in the assessment of development potential on lands working with the Acquisitions department
  • Analyze survey reports, maps, drawings, blueprints, aerial photography and other topographical or geologic data to plan projects

Pre-Construction & Design

  • Manage project startup through conceptual design, design development, and permitting.
  • Develop, manage, and update the design development project schedule.
  • Lead and manage design teams to meet project milestones, and to ensure the design development schedule is followed.
  • Review engineering and architectural drawings for constructability, conformance to building codes and regulations, coordination between disciplines, and value engineering.
  • Review drawings to ensure Homestead's standards and requirements are met
  • Stay up to date on the latest building codes, municipal incentives, and certifications relating to sustainability
  • Provide conceptual design for high-rise construction, including massing models, conceptual structural layouts, parking garage layout, interior common space layout and suite design, civil grading and other civil design, building envelope review
  • Provide value engineering, exploring design alternatives for efficiency and cost savings
  • Use engineering software to complete accurate take-offs to assist in budgeting, cost comparisons, and tender reviews
  • Assess risks related to design, site conditions, and logistics. Develop strategies to mitigate these risks, ensuring a seamless construction process.
  • Conduct cost-benefit analyses, risk analyses, and NPV calculations to determine project feasibility

Construction & Design management

  • Work simultaneously on multiple projects at various stages in the construction process.
  • Build relationships with subcontractors, consultants, inspectors, and governing authorities.
  • Manage submittals of shop drawings, safety documentation, LEED or other project documentation as required.
  • Ensure document control through Autodesk Construction Cloud, including management of the latest drawings, CAD files, site instructions, change orders, etc.
  • Manage the shop drawing review process, ensure correct consultants review, and provide internal review to ensure constructability and conformance with Homestead's standards.
  • Stay up to date with the latest building envelope and construction materials
  • Provide and assess "lessons learned' from past projects for future builds
  • Lead by example, fostering a positive work environment.
  • Budget Review and analysis
  • Make recommendations for material selection and fabrication details
  • Use engineering software such as Bluebeam Revu, AutoCAD, AutoCAD Civil 3D to produce construction drawings, such as bottom of excavation, section drawings, detail drawings, interference / clash drawings
  • Work closely with site superintendents, project coordinators, and junior engineers to review design decisions and manage changes
  • Ensure all company and project policies, procedures, standards, etc., are adhered to
  • Require adherence of SOP's and actively teach each process.

Requirements:

  • P. Eng / EIT completion or enrollment is an asset but not a requirement
  • Bachelor of Civil Engineering from a recognized University
  • Prior high-rise residential construction industry experience is an asset
  • 3 or more years of Construction/Design experience
  • 3 years of direct work experience in construction project management or design.
  • Strong practical engineering experience
  • A solid understanding of all construction trades and construction techniques
  • Commitment to working in a team environment, with established team building abilities
  • Strong communication, leadership, integration, problem-solving and interpersonal skills
  • Full understanding of Building Codes
  • Able to effectively communicate with all types of staff, including labourers, technical, professional, and upper management
  • Sound experience in architectural, structural, mechanical, and electrical disciplines related to MURB design and construction.
  • Able to build and maintain lasting relationships with business units and corporate departments.
  • Self-starter
  • Possess a valid driver's license
  • Strong working knowledge of Microsoft computer software (e.g. Excel, Word, etc.), email , construction management software programs, and engineering software such as AutoCAD, REVIT and Bluebeam
