Role Overview
Reporting to the Operations Manager, the Mobile Building Operator, Level 3 is an entry or junior level building operator responsible for operational and technical support. May be responsible for installation, repair and maintenance to climate control and other mechanical systems within a building. The Mobile Building Operator, Level 3 may be a sole operator of a building(s) of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Mobile Building Operator, Level 3 is to ensure that the assigned buildings are being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities:
Install repairing and maintaining climate control and other mechanical systems within a building
Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems;
General maintenance including painting, minor drywall and concrete repairs, sanding, caulking, and overall housekeeping such as sweeping, litter pick up, shoveling and pressure washing;
Assist with environmental assessments and reporting;
Participate in corporate occupational health and safety program;
Assist with waste, recycling and hazardous materials issues;
Respond to tenant service requests;
Assist with insurance and risk management inspections, remedial actions and reporting;
Remain current and up to date with new industry practices, legislative changes and new technologies;
Participate in routine safety and housekeeping inspections
Perform daily property inspection, daily log readings of utilities & fire protection equipment
Be prepared to be in an on-call rotation for after hours emergencies;
Other assigned duties.
Qualifications:
1 year of direct work experience holding a junior or intermediate position in building operations considered an asset
A valid G drivers license and clean driving record
Are knowledgeable about a Building's HVAC, plumbing, electrical, BAS systems, and life safety systems
Have a basic understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)
Proficient in MS Office, and basic computer literacy
Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection)
Ability to communicate effectively and professionally, both oral and written, with all levels within the company
Mature and self-motivated team player who is committed to personal growth and ethical integrity.
Ability to resolve problems using facts and sound reasoning;
Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change
Ability to allocate one's time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieve quality results;
Results and detail oriented
Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion;
BES I & II certifications considered an asset
Working Conditions:
Work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations;
On occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions;
Will occasionally be required to attend to or provide direction during after-hours emergency situations;
Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.
Site travel required within assigned portfolio (company vehicle provided)
