Job Description Summary

This position is expected to be responsible for the day-to-day maintenance, repair and efficient operation of all tenant specific building systems and business critical equipment locally and in remote offices. The Building Operator will be expected to coordinate and complete all tenant specific requests and close tickets, assign priorities, delegate to appropriate vendor, if required, and follow-up on completion. The Building Operator will be expected to manage routine general maintenance and repairs to all client HVAC, heating, refrigeration, water and energy systems to ensure the effective operation of the facilities. This position is client facing so skills such as good communication, ability to work independently, problem resolution and decision making and ability to provide superior customer service in an office environment are required. A team player who is always looking for ways to enhance the customer experience is key.

Job Description

PRINCIPAL RESPONSIBILITIES:

  • Operation, maintenance and repairs of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety.
  • Operation, maintenance and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances and lines used in the system.
  • Operation, maintenance and repairs, together with distribution lines and all valves and devices for air control.
  • Operation, maintenance and repair of water filters, softeners, piping, and pumps used in conjunction with water distribution for kitchenettes and lunchrooms.
  • Operation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, and fans.
  • Operation, maintenance, and repair of building automation systems for HVAC includes consoles, data gathering panels, remote sensors and indicating devices.
  • Maintenance of equipment in breakrooms, cafeteria, and general office areas.
  • Completion of tenant work order requests and preventative maintenance adhering to Service Level Agreements.
  • Liaise with vendors providing business critical equipment support.
  • Maintain all related reporting documentation including PM reports from vendors. Responsible for Global ServiceNow Change/Realm planned maintenance/work request, Tech Face, Risk Assessment, to name a few.
  • Liaise with vendors to schedule planned maintenance/repairs for after-hours and/or weekends in a green zone.
  • Conduct and document daily building walkthroughs and correct deficiencies. Liaise with Building Operations FM/FC and client on a frequent basis.
  • Under the direction of the Chief Engineer, perform minor maintenance functions for HVAC and plumbing and assist with developing contingency plans for building HVAC and electrical systems and the writing of operational procedures. EOP, SOP and MOP
  • Maintain daily equipment and meter reading logs where required. This includes for Heating Plant, Chiller Plant and Electrical system as assigned.
  • Conduct detailed inspections to ensure that scheduled and periodic maintenance of building and equipment have been completed.
  • Inspect new installations and renovations to ensure compliance with the scope of work and all applicable standards.
  • Use Realm for processing new work notifications and managing open notifications to support building and occupant needs.
  • Co-ordinate annual shut down/startup of building utility systems for projects/landlords through Service Now System Application.
  • Provide information to close service requests and record comments for future reference.
  • Attend and support Chief Engineer at Compliance meetings.

General Responsibilities may include but not limited to:

  • Minor furniture, plumbing and flooring repairs.
  • Maintain and/or replace furniture locks, door hardware, signage.
  • Meeting room and event set-ups.
  • Small facility repairs - changing lamps, filters, ceiling tiles.
  • Coordinate repairs for cafeteria equipment with vendor.

REQUIRED SKILLS:

  • Experience in a fast-paced ever-changing customer facing office environment.
  • Strong computer skills - Microsoft Office (Outlook, Excel, Teams, Word).
  • Ability to work independently, team player with strong communication, time management and excellent organizational skills.
  • Experience using on-line work order system including creating and closing tickets.
  • Building Environmental Systems (BES) I & II or equivalent.
  • Fall arrest/working at heights training - proof of certification.
  • Ability to communicate well and work with team members consistently to improve overall operations and meet goals.
  • Adhere to provincial OH&S, C&W safety policies/procedures and operate equipment and systems in a safe, efficient manner.
  • Present a professional image of C&W, in appearance and behaviour.
  • Respond to emergency requirements; must carry a mobile device. Available for emergency call out duty during afterhours and on weekends on a rotating basis.
  • Respond to requests for facility services in a courteous and timely manner and ensure follow-ups with requestors are completed.
  • Consistently provide superior customer service.
