PURPOSE

The Building Operator is accountable to the Property Manager and Supervisor, Operations for performing routine preventative and ad-hoc maintenance activities on a daily basis pertaining to the building and site equipment in a timely and cost-efficient manner to ensure uninterrupted performance of all building systems and programs.

DUTIES AND RESPONSIBILITIES

  1. Building Maintenance Assist Site Building teams with Performing routine, preventative and ad-hoc maintenance and schedule programming of all buildings and site equipment (incl. fire, life, safety and emergency systems, HVAC, energy) and structural components. Maintaining required building maintenance documentation at sites and working with maintenance contractors.
  2. General Maintenance Assist Site Building teams with managing mechanical equipment, mechanical maintenance contractors to maintain building mechanical systems of the property including inspections and all maintenance repair logs for the property to ensure uninterrupted operation of building systems.
  3. Building Inspections Assist Site Building teams with the routine inspections and preventative maintenance, where required, of non-vital building systems and report on issues as they arise; routinely performs mechanical equipment maintenance, Chillers, Boilers, MAU, Fan units and other mechanical equipment
  4. Life, Safety and Emergency Systems Assist Site Building teams to Ensures all building life, safety and emergency systems are maintained: including the routine Generator maintenance and compliance with all Health and Safety, Risk Management and environmental policies and procedures as they relate to the property; responsible for log keeping related to building general as well as life and safety systems.
  5. Construction Projects Assist Site Building teams and Supervisor with contractors working on-site; assists with various construction projects, coordinates receipts of quotes from various third-party service providers, if required
  6. General Maintenance Supervises and maintains cleaning activities withing the mechanical rooms.
  7. Any other job-related duties and/or projects that may be assigned.

Minimum Requirements

Skills, Knowledge, Experience and Education

  • Minimum 5 years of relevant work experience
  • BES I or II Certification or equivalent
  • Experience with Building Mechanical systems, BAS, Rooftop Units, Chillers, Boilers, MAU, and other building equipment
  • Knowledge of Plumbing, Electrical, Life Safety and any other aspects of building management
  • Working knowledge of mobile phone, computerized systems and operations specific software
  • Valid graduated driver's license

Additional Requirements

  • Prior exposure to Building Automation/Energy management Systems and other operating systems of a property is an asset
  • Solid knowledge of WHMIS requirements, and Health and Safety is an asset
  • Valid Driver's License is an asset
