As we continue to build on our real estate development strategy, we are currently looking for candidates in the role of Live In Building Superintendent to lead the day to day operations of properties.


Work Description

The Live-In Building Superintendent will be responsible for overseeing the general operations and maintenance of Taggart Realty Management's apartment facilities responsively and professionally. The Live-In Building Superintendent will assist tenants' move-in and move-out, accepting packages, addressing tenant concerns, or addressing Taggart Realty Management's needs where applicable. The Live-In Building Superintendent is also responsible for the general upkeep of the facilities. The employee will act as the onsite representative of Taggart Realty Management. This individual will respond to tenant inquiries/emergencies and conduct regular inspections to verify the safety and condition of all aspects of the interior and exterior of the building.

Major Responsibilities:

Live-In Building Superintendent

  • Provide responsive, professional customer service to all tenants or owners of the facilities.
  • Supervise and coordinate tenant move-in and move-out.
  • Schedule elevator holds for move-in and move-out.
  • Provide directions and guidance to tenants.
  • Preparation of units for new tenants, including cleaning and repairs.
  • Provide emergency/unscheduled repairs of equipment, structures and grounds on the property (inside and out).
  • Diagnose problems, replace or repair parts as needed on windows, doors, switches, plugs, equipment, appliances, sinks, toilets etc.
  • Contact the appropriate maintenance service provider for repairs as required.
  • Monitor HVAC systems, boilers, pumps, fan units, control panels, cooling towers, generators, etc. and maintain logs for these systems.
  • Conduct monthly fire inspections, maintain minor components of the fire safety systems and maintain fire safety logs.
  • Perform regular property inspections of units, and common areas, including lobbies and parking facilities, building exteriors, and landscaping in coordination with the Property Manager.
  • Communicate any potential hazards or damages proactively. Report any and all maintenance concerns in a timely manner.
  • Ensure all facilities are up to code and compliant with any relevant legislation.
  • Maintain inventory of equipment.
  • Maintain the sidewalks and the building's points of exit and entry to be clear of snow and ice.
  • Perform general clean up of all facilities. Keep common areas clean at all times.
  • Sweep, mop, vacuum and shampoo carpeted areas. Dump garbage and recycle bins, perform all cleaning aspects of halls, offices and restrooms, as well as washing walls, windows and window coverings on an as-needed basis.
  • Responsible for rotating large waste bins when full and place outside for scheduled pick-ups.
  • Responsible for vandalism clean up and repair within skill level.
  • Responsible for proper inventory of materials and supplies.
  • Adhere to departmental procedures and systems, e.g., "systems for preventative maintenance", "maintenance requisitions," scheduled work and continued quality improvement/risk management programs.
  • Perform all other duties as assigned or needed.


Statement of Qualifications:

Knowledge, Skills and Abilities

  • Completion of high school diploma.
  • Post-secondary education in a skilled trade such as electrical or plumbing would be considered an asset.
  • A minimum 3-5 years related experience in a maintenance or superintendent role, including diagnosing and making adjustments to various problems related to water, lighting, HVAC and other systems.
  • Strong customer service orientation with the ability to build nurturing relationships.
  • Ability to perform repairs such as drywall patching, painting and replacing trim.
  • Strong communication, integration, problem-solving and interpersonal skills.
  • Ability to prioritize and have strong organization skills and time management.
  • Ability to cope with high intensity and stressful environments.
  • Must provide his/her own tools.
  • Strong attention to detail.
  • Valid Police Records Check issued within 6 months from the City of Ottawa.
  • Valid driver's license and clean driver's abstract.

Physical/Sensory Effort/Work Environment

  • Providing service to several people, working under many simultaneous deadlines.
  • Fluctuation in hours of work.
  • On-call rotation as required.
